BUY

Buy the house of your dreams

Our aim is to streamline and simplify the buying process, connecting our clients with the bestopportunities in the market  and supervising the process from beginning to end, from communicating effectively with the owners and lawyers during the purchase, to our excellent after sales service. When we sell a house we welcome you into a community, and put our expertise and knowledge of the area at your service.

Step 1: Negotiation

– Work closely with us to negotiate the terms of the sale with the seller.
– Review and finalize the agreed-upon sales conditions, including the purchase price, any included furnishings, and deadlines for legal/technical inspections and contract signing.
– Sign a reservation contract, which will require a deposit to hold the property during the due diligence period.

Step 2: Legal Due Diligence and Technical Survey

– Your lawyer will conduct a comprehensive legal review to verify the property´s title, encumbrances, and other critical details.
– Simultaneously, arrange for a professional technical inspection to assess the property´s condition and identify any issues.
– If any problems are discovered, work with your team to determine the best path forward, whether that´s renegotiating or potentially withdrawing from the sale.

Step 3: Private Purchase Contract

– Your lawyer will collaborate with the seller's legal counsel to draft the private purchase contract,
outlining all terms and conditions of the sale.
– This contract will require a 10% downpayment, which includes the initial reservation deposit.
– Once signed, this contract becomes legally binding for both parties.

Completion at the Notary

– The final step is signing the official title deed (escritura) at the notary´s office.
– Your lawyer will oversee this process, ensuring the deed is accurate before you sign.

– The remaining balance of the purchase price must be paid, typically by bank draft or wire transfer.
– If you cannot attend in person, you can grant power of attorney to your lawyer or a trusted third party.

Step 5: Post-Completion Formalities

– Your lawyer will handle the necessary administrative tasks, such as registering the title deed, updating utility accounts, and declaring/paying applicable taxes.
– If you do not reside in Spain, you may wish to include these ongoing responsibilities in the power of attorney.
